Summary of Job Role  

To assist the team and surveyors in delivering an efficient and quality day to day property management function to a mainly commercial portfolio, including but not exclusively the following,  

Main Duties, Responsibilities & Accountabilities

Assist surveyors with input, maintenance and updating of APB system including monitoring of key dates Processing applications / renewals for / of one off and short term licences ensuring all H&S, method statements and public liability information provided Liaise with tenants on day to day property management issues
Liaise with Facilities and Building Managers in relation to day to day property management issues Input to and assist surveyors and liaise with PA's in preparation of client reports
Attendance at client meetings with surveyor and preparation and distribution of minutes 
Assist surveyors in obtaining payment of and chasing fee debtors Often serve as first point of contact for incoming tenant queries
Record and implement annual RPI increases to rents and service charges where applicable Liaison with utility providers where required     
Finance & Accounts  
Assist credit control procedure Apportion and arrange recharge of insurance premiums where appropriate
Assist in service charge year end process Prepare service charge budget and year end packs Monitor property financial performance against agreed budgets Assist surveyors in approval of rent and service charge amounts due from tenants Investigate invoicing queries from suppliers  

Skill, knowledge and experience  

The candidate will have a demonstrable track record of working with a property management role / environment 
Base knowledge of relevant legislation and industry codes Exercise judgement as to when and to whom complex matters should be referred
A good team player with ability to apply own initiative when required
Good IT skills including Microsoft Office and preferably APB / Yardi Experience in interpreting legal documents, particularly leases, licences and general estate related documents
Experience in working with tenants and client alike Excellent organisational and communication skills
Good attention to details and taking pride in their work
Hold a clean UK driving licence
